NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Bill R. Evans (hereinafter called “Mortgagor”) to Donna G. Currie (hereinafter called “Mortgagee”) on the 9th day of July, 2003, said mortgage being recorded in the office of the Judge of Probate of Tallapoosa County, Alabama, on Recorded Card Number 183608, and said default continuing, the Mortgagee has elected to declare the entire indebtedness secured by the said mortgage to be due and payable as provided in said mortgage, and notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, at the front door of the Tallapoosa County Courthouse in Dadeville, Tallapoosa County, Alabama, during the legal hours of sale on the 22nd day of May, 2026, the following described real estate situated in the County of Tallapoosa, Alabama, to-wit:
Commence at the southeast corner of Lot 3 of the plat of East Lafayette Subdivision as recorded in Plat Book 7, page 205 in the Probate Office of Tallapoosa County, Alabama; thence along the east line of Lot 3 N-29 deg. 39’02” E
26.05 feet to the POINT OF BEGINNING; thence N-59 deg. 12’08” W
187.66 feet to a point on the east line of Lot 2 of the same subdivision; thence along said east line N-29 deg. 39’02” E

646.06 square feet, more or less, which is a fractional portion of Lots 3 & 4 and the entirety of Lot 5, together with the hereditaments and appurtenances thereunto belonging. Said property will be sold on an “AS IS, WHERE IS” basis subject to all easements, encumbrances, and exceptions contained in the mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated, and to any Federal or State Tax liens, if any, and/or special assessments. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
