SALE. Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Cedric Lashun Bolton, an unmarried man, originally in favor of Newrez, LLC, on September 24, 2024, said mortgage recorded in the Office of the Judge of Probate of Tallapoosa County, Alabama, in Instrument Number 384335; the undersigned U.S. Bank National Association, not in its individual capacity, but solely as Trustee of the NRZ Pass-Through Trust VII-B (Pref), as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Dadeville, Tallapoosa County, Alabama, on May 28, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Tallapoosa County, Alabama, to-wit: Commencing at the Northeast corner of the Northwest 1/4 of the Northeast 1/4 of Section 31, Township 23 North, Range 22 East, Tallapoosa County, Alabama: thence proceed South 00 degrees 22 minutes 36 seconds West a distance of 210.5 feet to a point; thence proceed North 89 degrees 37 minutes 25 seconds West a distance of 25.61 feet to a point on the West line of a road; thence proceed South 00 degrees 22 minutes 36 seconds West along the West line of said road a distance of 240.0 feet to a point and Point of Beginning of the land herein conveyed; thence proceed South 00 degrees 22 minutes 36 seconds West along the West side of said road a distance of 80.00 feet to a point; thence proceed North 85 degrees 28 minutes 22 seconds West a distance of 299.78 feet to a point; thence proceed North 26 degrees 32 minutes 56 seconds East a distance of 86.07 feet to a point; thence proceed South 85 degrees 28 minutes 22 seconds East a distance of 261.71 feet to the Point of Beginning.
