MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Breanna Shaw to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Renasant Bank, its successors and assigns, dated September 5, 2014 said mortgage recorded in the Office of the Judge of Probate of County, Alabama, in Instrument Number 292989 . Said mortgage was subsequently sold, assigned and transferred to Carrington Mortgage Services, LLC. Under and by virtue of the power of sale contained in said mortgage, the undersigned, Carrington Mortgage Services, LLC, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse in County, Alabama on April 16, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following describe real estate situated in County, Alabama, to-wit:
LOTS NUMBER 11 AND 12 OF BLOCK C OF THE PINE RIDGE SUBDIVISION ADJACENT TO ALEXANDER CITY, ALABAMA, ACCORDING TO THE PLAT OF SAID PINE RIDGE SUBDIVISION AS THE SAME APPEARS OF RECORD IN THE OFFICE OF THE JUDGE OF PROBATE OF TALLAPOOSA COUNTY, ALABAMA, IN PLAT BOOK 1 AT PAGE 52, SAID LOTS BEING LOCATED IN THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 29, TOWNSHIP 23 NORTH, RANGE 21 EAST, TALLAPOOSA COUNTY, ALABAMA.
ALSO: A STRIP OF LAND TWO HUNDRED FEET IN WIDTH EVENLY OFF OF THE NORTH END OF LOTS 9 AND 10, IN BLOCK C OF PINE RIDGE SUBDIVISION, A MAP OR PLAT OF SAID SUBDIVISION BEING OF RECORD IN PLAT BOOK 1 AT PAGE 52 IN THE OFFICE OF THE JUDGE OF PROBATE OF TALLAPOOSA COUNTY, ALABAMA, AND SAID LOTS LOCATED IN AND AS A PART OF THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 29 AND THE NORTHWEST 1/4 OF THE NORTHEAST 1/4 OF SECTION 32, TOWNSHIP 23 NORTH, RANGE 21 EAST, TALLAPOOSA COUNTY, ALABAMA.

Said property will be sold “AS IS”. NO REPRESENTATION OR WARRANTY, EXPRESSED OR IMPLIED, IS MADE AS TO THE TITLE OF SAID PROPERTY. Said property is subject to any title deficiencies including but not limited to: any outstanding ad valorem taxes - including taxes which are a lien but not yet due and payable, federal tax liens any matters which might be disclosed by an accurate survey and inspection of the property, any assessments liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Mortgage first set out above.
