TALLAPOOSA COUNTY
NOTICE OF MORTGAGE
FORECLOSURE SALE
Default having been made in the payment of indebtedness secured by that certain mortgage executed by Charles Stanton Sullivan, Jr. on the 27th day of August of 2014, to First South Farm Credit, ACA, which said mortgage is recorded in the Probate Office of Tallapoosa County, Alabama, on Card #292748, and the Mortgage Extension Agreement recorded in the Probate Office of Tallapoosa County, Alabama on Card #335608; and by reason of such default, having declared all of the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, First South Farm Credit, ACA will sell at public outcry, for cash, to the highest bidder, in front of the Courthouse door, in the City of Dadeville, Tallapoosa County, Alabama, during the legal hours of sale on the 23rd day of April, 2026, the following described real estate situated in Tallapoosa County, Alabama, to-wit:
Parcel I - The East 1/2 of the Southeast 1/4 of Section 31, Township 21 North, Range 24 East, Tallapoosa County, Alabama.
Parcel II - The West 1/2 of the Southwest 1/4 of Section 32, Township 21 North, Range 24 East, Tallapoosa County, Alabama.
Together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
Said property will be sold on an “AS IS, WHERE IS” basis subject to right of way easements and restrictions of record in the Probate Office of Tallapoosa County, Alabama, and will be subject to existing special assessments, if any, which might adversely affect the title to subject property. Said sale will be made for the purpose of paying the indebtedness secured by the above-described mortgage, and the proceeds thereof will be applied as provided by the terms of said mortgage.
