PUBLIC NOTICE

STATE OF ALABAMA
TALLAPOOSA COUNTY
NOTICE OF MORTGAGE
FORECLOSURE SALE

Default having been made in the payment of indebtedness secured by that certain mortgage executed by Charles Stanton Sullivan, Jr. on the 23rd day of May of 2014, to First South Farm Credit, ACA, which said mortgage is recorded in the Probate Office of Tallapoosa County, Alabama, on Card #291060, and the Mortgage Extension Agreement recorded in the Probate Office of Tallapoosa County, Alabama, on Card #335607; and by reason of such default, having declared all of the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, First South Farm Credit, ACA will sell at public outcry, for cash, to the highest bidder, in front of the Courthouse door, in the City of Dadeville, Tallapoosa County, Alabama, during the legal hours of sale on the 23rd day of April, 2026, the following described real estate situated in Tallapoosa County, Alabama, to-wit:
PARCEL ONE:
The Southwest quarter of the Northeast quarter and six (6) acres off the South side of the Northwest quarter of Northeast quarter commencing in the Southwest corner and running East 440 yards, thence North 66 yards, thence West 440 yards, thence South 66 yards to point of beginning. Also 2.18 1/2 acres in the Southwest corner of the Northeast quarter of the Northeast quarter commencing at the Southwest corner and running East 160 yards, thence North 66 yards; thence West 160 yards; thence South 66 yards to point of beginning. Also 14.55 acres on the West side of the Southeast quarter of the Northeast quarter commencing at the Southwest corner of said forty, thence East 160 yards, thence North 440 yards, thence West 160 yards, thence South 440 yards to point of beginning. Also 12.07 acres on the West side of the Northeast quarter of the Southeast quarter, commencing in the Northwest corner of said forty and running South 365 yards, thence East 160 yards, thence North 365 yards, thence West 160 yards to the point of beginning. Also 33.02 acres on the North side of the Northwest quarter of the Southeast quarter, commencing in the Northwest corner and running South 365 yards, thence East 440 yards, thence North 365 yards, thence West 440 yards to the point of beginning, making in all 108 acres less 14 1/3 acres on the West side of the above lands belonging to J. C. Jester. All of the above lands in Section 25, Township 21, Range 24, in Tallapoosa County, Alabama, and being the identical lands as that described in Deed of the Bank of Camp Hill to W. J. Hicks recorded in Volume 49, Page 285, in the Office of the Judge of Probate, Dadeville, Alabama. Said tract or parcel of land is the same tract or parcel of land as that conveyed to the grantors herein in that certain Warranty Deed Joint With Right of Survivorship executed by Ruby Boon, Frank Lee and Lois Lee on March 17, 1969, and recorded in the Office of the Judge of Probate of Tallapoosa County, in Deed Volume 194, at Page 433.
PARCEL TWO:
3.82 acres of land in the Southeast corner of the Northeast quarter of the Northeast quarter at County Line running West 280 yards, North 66 yards, Also 25.45 acres on East side in Southeast quarter of Northeast quarter commencing at County Line West 280 yards, South 440 yards, Also 20.9 acres on East side of Northeast quarter of Southeast quarter, commencing at County line South 365 yards, West 280 yards, containing in all 50 acres, more or less, situated in Section 25, Township 21, Range 24, and bounded on the South by W. R. Dawson Estate lands; West by H. W. Speeks lands, North by Andrews & Co., East by J. M. Moreman and T. P. Newell Estate lands; said lands in Tallapoosa County, Alabama.
Together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
Said property will be sold on an “AS IS, WHERE IS” basis subject to right of way easements and restrictions of record in the Probate Office of Tallapoosa County, Alabama, and will be subject to existing special assessments, if any, which might adversely affect the title to subject property. Said sale will be made for the purpose of paying the indebtedness secured by the above-described mortgage, and the proceeds thereof will be applied as provided by the terms of said mortgage.
